theonlybroker.com is a specialized technology portal owned, operated, and maintained by UCDREAMS TECHNOLOGIES LLP (Corporate Website: ucdreams.com), an Indian LLP registered in Bengaluru, Karnataka. All services, on-ground inspections, and customer relations are managed directly under the corporate umbrella of UCDREAMS TECHNOLOGIES LLP.

1100% Physical Verification Commitment

Unlike conventional classified portals that permit unverified crowdsourced posts, The Only Broker operates an uncompromising physically verified model. Every standalone building, gated society, and vacant room listed has undergone:

  • On-ground physical walkthrough by an authorized UCDREAMS TECHNOLOGIES LLP executive or verified broker partner.
  • Live photographic and video capture of genuine layouts, bathrooms, balconies, and sunlight conditions.
  • Verification of rent, security deposit terms, and available move-in status directly with the owner or building manager.
  • Zero stock or mock 3D render photos — all listing imagery reflects actual property conditions.

2Limitations of Physical Verification

While UCDREAMS TECHNOLOGIES LLP makes every commercially reasonable effort to ensure listings remain completely truthful and updated in real time, physical verification is subject to the following inherent limitations:

Point-in-Time Verification: Property listings reflect the confirmed status at the date and time of physical inspection. Landlords may occasionally alter rental terms, paint schedules, or occupant preferences without prior notice to the platform.
Municipal & Third-Party Utilities: We do not warrant the reliability or continuity of third-party public infrastructure, including Bescom/Tata Power electricity grids, Cauvery or borewell water supply fluctuations, or local internet fiber outages.
Society Association Bylaws: Gated communities and Resident Welfare Associations (RWAs) may amend internal bylaws regarding pet regulations, tenant move-in timings, or bachelor tenant policies independently of the platform.

3No Legal Title Warranty & Bilateral Lease Independence

UCDREAMS TECHNOLOGIES LLP serves as a technology and brokerage facilitation partner. Unless a building is explicitly noted as a wholly owned asset of UCDREAMS TECHNOLOGIES LLP (e.g. UC Dreams Residency), we do not own the listed residential properties. We do not provide legal title warranties, encumbrance certificates, or guarantees against family title disputes of third-party property owners. Tenants are advised to review the bilateral lease agreement carefully prior to signing.

4Google Maps & Geospatial Data Notice

Locality pins, travel time estimates, and vector map views are rendered utilizing Google Maps API and internal geospatial datasets. Map markers reflect approximate locality coordinates for discovery purposes and are accompanied by exact street walkthrough directions coordinated directly with our on-site team prior to inspection.
